FleischmanGarciaMaslowski (FG+M) Architecture redefined the Seminole Electric Cooperative Headquarters with a focus on innovation and functionality, leading a complete renovation that transformed both the exterior and interior of the building.

The exterior upgrades were designed to enhance durability and withstand Florida’s unpredictable weather. We replaced all exterior doors and windows with advanced storefronts, curtain walls, and hollow metal doors, carefully selected to meet stringent hurricane wind resistance standards and protect against large and small missile impacts. These improvements provide peace of mind and safety for everyone inside.

A key focus of the project was fortifying the building’s structural integrity. The old standing seam metal roof was removed to allow for new rigid ISO board insulation, significantly boosting energy efficiency and strengthening the building’s defense against the elements.

Inside, we prioritized the modernization of vital systems. A new fire sprinkler and alarm system was installed to meet the latest safety standards, while the complete replacement of the HVAC system ensures year-round comfort. Additionally, installing an emergency generator guarantees uninterrupted operations during power outages.

Our interior redesign elevated both functionality and aesthetics. All-new lighting, plumbing fixtures, and extensive telecommunications equipment were added, alongside updated flooring, wall finishes, and ceiling systems. The 800 sq. ft. lobby was fully renovated, blending modern design with practicality to create an inviting and professional space for visitors.

This transformation reflects FG+M’s commitment to delivering spaces that are not only visually appealing but also built to withstand the future.
